Four people, eight micro-markets, one rule about money.

The short version

It started with one number on a page.

Niddhi Marathe spent five years on the sales side of a Pune developer. What stayed with her afterwards was not that agents were dishonest. It was that a buyer had no way of telling which recommendation was about the building and which was about the payout.

Aura opened in 2016 with a single rule: the commission percentage goes to the buyer in writing, on every project, before the first site visit. It cost us a handful of developer relationships in the first year. The ones who stayed are the ones whose projects survive a close reading anyway.

We have stayed small deliberately. Four people can hold eight micro-markets in their heads properly. Forty people would need a script, and a script is how a firm ends up recommending whatever pays best that quarter.

We do not list resale flats we have not walked through, we do not take retainers from developers, and we do not sell in a micro-market we have not followed for at least two years.

Process

Four steps, about eleven weeks.

The timeline stretches if you are holding out for a specific tower or a specific floor. It rarely shortens.

Conversation

One call, about forty minutes. Configuration, budget, commute, the school run, and how long you expect to hold it.

Written shortlist

Six to ten developments with our commission printed on each. You read it with nobody in the room.

Diligence and visits

We visit the two or three you pick, with the filings and the sanctioned plan in hand rather than the brochure.

Negotiate and register

Charges, payment plan and allotment, then stamp duty, registration and the snag list at handover.
