See what we earn before you see the flat.

Aura advises Pune buyers on new developments. The developer pays us, and the percentage is on your shortlist.

Across the developments we cover, our commission runs from 2.4% to 5.2%. You get the figure for a project before you set foot in it.

What we do

Four jobs, and the order we do them in.

A developer pays us, so the work has to be worth something to you instead. Here is what that means in practice.

Shortlisting on record

Six to ten developments go in front of you with our commission written next to each one. If a project pays us more, you learn that at the shortlist, not after you have set your heart on it.

A shortlist is built around how you will actually live in the flat, not around the brochure render.

Developer and title diligence

MahaRERA filings, the sanctioned plan, an independent title search, and the developer's last three delivered projects.

Price and payment negotiation

Floor rise, parking, club and infrastructure charges, then the payment milestones. The headline rate is rarely where the money sits.

Handover and registration

Snag list, possession letter, stamp duty and registration at the sub-registrar, then the society handover file. We stay on it until the keys are in your hand, which is months after the developer has finished paying us.

Why the number matters

Nobody pays us to go easy on a building.

An agency that hides its commission has exactly one reason to hide it. Publishing ours means the only way we keep earning is by being right about the building, the developer and the price. It is a narrower business, and a more durable one.

What buyers say

Reviews

  • They argued us out of the first project we loved. It paid them more than the one we ended up buying. That told me what I needed to know.
Aparna DeshmukhBought a 3 BHK in Baner, 2025
  • The shortlist arrived with a percentage printed next to every project. No agent had ever put that in writing for us before, and it changed how we read the rest of their advice.
Sandeep KulkarniBought a 2 BHK in Wakad, 2024
  • Their diligence turned up a gap between the sanctioned plan and what was being sold on the top two floors. We walked away, and nobody pushed back once.
Farida MerchantBought a 3 BHK in Kharadi, 2025
  • The negotiation was never about the rate. It was the floor rise, the parking and the club charges, and together they came to more than the discount we had asked for.
Meghna IyerBought a 4 BHK in Pashan, 2024
  • They were still on the file at registration, eighteen months after the builder had finished paying them. That is the part nobody else stayed for.
Ganesh PawarBought a 2 BHK in Punawale, 2023
